Residence “Rocce Rosse”. Isola Rossa, Sardinia, Italy
The residence is made of 94 houses and 4 shops and was acquired by the Fund at auction and
is currently undergoing significant refurbishment works with the aim to start the sales of the
single houses from June 2022. The buyers will have the chance to rent out their apartment for
short let stays when they are not using it through the fund management company Pendragon
Sardinia Srl and profits from the rent will be shared. This opportunity should further encourage
potential buyers into acquiring a house within this Residence as the buyer is acquiring both a
holiday house and a yield generating property.

Hotel Annamaria
Folgarida, Italy
In April 2022 the fund acquired the hotel Annamaria in Folgarida (Italy) from the family who built it and had been managing it. The Hotel has currently 103 rooms with a 3 stars standard. It will be expanded to 111 rooms and the rating increased to 4 stars and we will build a Wellness & Spa. We will also carry out significant refurbishment works such as renewing the rooms, including the toilets, new floors across the building, new windows, new electric and plumbing systems and a new roof. We already have several commitment letters for the rental and management of the Hotel with a rent of 22% of the turnover with a minimum guaranteed of 650’000 euro.
